What House Flipper 2 is

House Flipper 2 is a renovation simulator where you buy houses, fix them up, clean them, decorate them and sell them on. You work in first person, so you're down on the floor scrubbing, painting and placing furniture yourself rather than watching it happen. The town of Pinnacove sits between mountain tops and the endless sea, and its friendly residents hand over their homes for you to work on. Your old pal Tom knows everybody in the neighborhood and will share local knowledge as you go. Along the way you can dig into the stories hidden in those walls.

Playing it with friends

The co-op mode runs online with 2 to 4 players, and it works across platforms, so people on PC and console can team up in the same session. Both Story mode and Sandbox mode can be played together. In Story mode you take on long renovation projects as well as quicker jobs, which suits a group that wants a relaxed evening with a clear task in front of it. In Sandbox mode you build houses from scratch, which suits a group that would rather argue about floor plans than follow a brief. The co-op content comes as a free DLC. Everyone in the session works as the foreman's crew, deciding together what the job actually means: cleaning and decorating, or constructing something from nothing.

Modes and building

Sandbox mode lets you construct houses from the ground up, whether you're recreating a real-life building or something that only exists in your head. Building from scratch takes effort, so plan for that before you commit an evening to it. Story mode is the opposite direction: long, engaging renovation projects mixed with quick jobs, plus the residents and their stories. If you get stuck, designs from other Flippers are available on the mod.io platform, and you can share your own creations there too.

Before you start

Decide as a group whether you want the guided work of Story mode or the open-ended building of Sandbox mode, since both are available in co-op. Expect a slow, methodical pace — this is a cleaning, organizing and decorating game first, and the fun comes from the work itself rather than from pressure. It's family friendly and casual, so it fits a mixed group with no experience in simulation games.
